Market Update

Flurry of Listings and Growing Momentum

In recent weeks, Aspen’s real estate scene has been abuzz with a flurry of new listings and properties entering the contract stage. This surge in activity is a testament to the enduring appeal of Aspen and the opportunities it holds. Whether you’re seeking a cozy mountain retreat or an investment opportunity, the options have never been more exciting.

Town’s Core Properties – A Coveted Gem

Properties for sale in the heart of our town’s core are capturing attention for all the right reasons. With their unmatched charm and convenient proximity to Aspen’s amenities, these listings present an enticing opportunity to immerse yourself in the Aspen lifestyle. From quaint residences to stylish condos, there’s something to suit every discerning taste.

Rising Pendings – A Positive Trend

Over the past three weeks, we’ve witnessed a notable increase in properties moving from available to under contract. The percentage of pending transactions in the core of town has climbed from 14% to an impressive 19%. This uptick reflects a growing confidence among both buyers and sellers, contributing to a healthy and active real estate environment.

Extended Days on Market – Patience and Opportunity

While days on market have extended by 45% compared to last year, this metric unveils a valuable opportunity for those seeking to find their perfect Aspen property. The prolonged duration allows buyers to take a thoughtful approach, explore their options, and make informed decisions aligned with their aspirations.

Steady Active Listings – Choices Abound

The inventory of active listings has remained nearly consistent with a slight 1.5% increase from last year. This stability presents a balanced market where buyers can explore an array of choices while sellers continue to engage with motivated prospects.

Attractive Price-to-Sold Price Ratio – An Advantage for Buyers

We’re delighted to share that the asking price to sold price discount has decreased by 3.2%, signaling promising news for buyers. The 94.5% number is still strong, but the days of full price transactions are slowly coming to an end. This shift underscores a greater alignment between listing prices and actual selling prices, fostering a favorable environment for negotiations and securing your dream property.

Since then, they have consistently pushed musical boundaries, earning a reputation for their captivating live shows and chart-topping hits.
