Market Update

As we conclude 2023, the real estate market in Aspen shows resilience, yet with some notable shifts. The median sale price has experienced a modest 3% decline, maintaining strength despite this adjustment. Closed sales have seen an 8.5% decrease, and the days on market have extended from 71 in 2022 to 102 in 2023. Despite these changes, the list to sold price ratio has narrowed by 3% to 94.2%. Notably, the price per square foot remains robust at $3,000. Listings have increased by 7.4% compared to the same period last year, reflecting a dynamic market with evolving trends.
